Most long-term escrow companies are simply responsible for receiving, posting and disbursing payments made by the borrower to the lender. Our servicing safeguards your individual loan investment since not all borrowers pay their mortgages, insurance premiums and property taxes in a timely manner. This can often create an uncomfortable collection/business situation. By adding HLS servicing to your investment, you can be assured that we will take care of all the necessary steps to protect your principal investment, including initiating default/foreclosure (if necessary).
How Does It Work?
HLS can service your real estate secured loan for a percentage of the interest collected on your contract/note. Fees generally range from ½% to 4% (our average service is between 1% and 1.5%) on the yield, depending on the loan amount and credit grade of the borrower. We can service any real estate secured loan; regardless of the lien position, type of real estate or credit grade borrower. We may even be able to provide you with a quote for servicing on a contract or loan currently in default that needs immediate collection attention.
